A straightforward file usually clears in one to four weeks, with the property route reported at 7 to 10 working days and categories that need a nomination taking four to eight weeks. Documents Every Applicant Needs
- A passport with at least 6 months' validity, and a recent photograph.
- Your Emirates ID and current visa, if you already live in the UAE.

The Process in Order
- Choose the route your evidence supports.
- Gather and attest the documents, and obtain any nomination first.
- Submit through ICP Smart Services, the GDRFA portal in Dubai, the DLD for the property route, or an Amer centre.
- Complete the medical test and biometrics.
- Receive the visa and Emirates ID.

The Property File in Detail
The DLD's investor service lists a shorter core set for the property route, and it is worth matching against your own file:
- Your passport, and the electronic certificate of title or title deed.
- A personal photograph, your Emirates ID if you have one, and a copy of your current residence permit if you have one.
- For a mortgaged property, a bank letter stating that it does not object to a residence permit being issued on the property and setting out the amount paid and the balance.
- Proof of UAE residence through property ownership or a tenancy contract, on the federal ICP wording.
Family files add a certified marriage contract, certified birth certificates, the sponsor's original ID and passport, health insurance, a bank IBAN number, and a notarised no-objection letter from the father where the mother is the sponsor.
The Professional File in Detail
- Bank statements: six months showing the salary credited through the payroll system, at or above AED 30,000 basic.
- Employer documents: the employment contract and a salary certificate that separates basic pay from allowances.
- Education: an attested degree and, where several guides require it, a Ministry of Education equivalency certificate.
- Consistency: the contract, certificate, statements and MoHRE record should all show the same basic salary.

Applying from outside the UAE usually takes longer, because of attestations and the travel needed for the medical test and biometrics.

- Health insurance approval that is still pending.
- Figures that do not match across documents.
