How Renewal Works
The Golden Visa is a renewable permit, not a permanent status. Some guides describe renewal as automatic while conditions are met, and others describe it as a manual application, so plan for an application with fresh evidence.
- The basis must still be intact. Property still valued at AED 2 million, salary still at AED 30,000 basic, or the deposit, licence or nomination still in place.
- Start 30 to 60 days before expiry. That leaves room for the medical test and any document gap.
- A new pathway may be possible. One 2026 guide says that if your original basis has weakened you can renew under a different route you now meet, with fresh documents.

Documents to Renew a Golden Visa
- A passport with at least 6 months' validity.
- Your current Emirates ID and visa.
- A medical fitness certificate and valid health insurance.
- Property route: the title deed, a current DLD valuation of AED 2 million or more, and the bank NOC if mortgaged.
- Professional route: the current contract, salary certificate and bank statements showing AED 30,000 or more in basic pay.
- Investor route: the current fund or bank letter, or licence and Articles.
- Talent route: the current nomination, licence or evidence of achievements.
- Dependants' documents, so the household renews together.

- Check your basis against today's threshold, for example a fresh DLD valuation or a current salary certificate.
- Gather documents, including any nomination or licence that has expired or changed.
- Book the medical test and confirm your health insurance covers the new term.
- Submit through ICP Smart Services, the GDRFA portal, or the DLD for the property route.
- Update your Emirates ID and confirm the new expiry date on your record.

Return Permit: Do Golden Visa Holders Need One?
No. A permit to stay outside the country for more than six months is for standard residents, whose visas are cancelled after six months abroad. The UAE government portal states that Golden Visa holders are not subject to that rule and need no permit, and they can stay outside for as long as the visa itself has not expired.
- If the visa expires while you are abroad, you may need an entry permit to return for renewal.
- A grace period after expiry is reported at 180 days for this category, but do not rely on it.
