Yes. Only one Golden Visa route depends on a salaried job, the AED 30,000 skilled-professional route. Five others do not: property, public investment, entrepreneurship, specialised talent and outstanding students. Validity differs by route, and some categories, including entrepreneurs and, according to some sources, the federal real estate line, are issued for five years rather than ten. This guide sets out each route, what it asks for and how to choose.
The One Route That Needs a Job
The skilled-professional route needs a valid UAE employment contract, a basic monthly salary of at least AED 30,000 and a bachelor's degree. Freelancers, business owners and the self-employed cannot use it and should look at the routes below. Our guide to the Golden Visa salary requirement covers it in full.
Five Routes That Do Not Need a Job
1. Property investment
You need a DLD-certified value of AED 2 million, from one property or several registered in your name. Mortgaged and off-plan property may qualify since the February 2026 change, though the paid-versus-total-value question is disputed. See our Golden Visa real estate guide.
2. Public investment
A deposit of AED 2 million in an investment fund or UAE bank, company capital or a company share of AED 2 million, or a business paying AED 250,000 a year in federal tax. Our guide to the Golden Visa bank deposit requirement covers it.
3. Entrepreneurs
A project valued at AED 500,000, supported by a certified auditor's letter and approval from a competent authority or accredited incubator confirming the project's innovative nature. Some sources report this category as a five-year visa.
4. Specialised talent
Doctors, scientists, inventors, creatives and, since the 2025 expansion, categories such as content creators, educators and nurses with long service. These routes need a nomination or endorsement from the relevant UAE authority, which cannot be bought. Our guides cover doctors, nurses and content creators.
5. Outstanding students and graduates
High achievers can qualify on academic results, for example a 95% high-school average or a 3.8 GPA according to one guide, so check the current criteria. See our guide to Golden Visa eligibility for students.
Which Route Fits You
| Your situation | Route to look at first |
|---|---|
| You have AED 2 million or more and want an asset | Property |
| You have AED 2 million or more in cash and want no property | Deposit or fund |
| You run or are launching a business | Entrepreneur or company capital |
| You have recognised expertise or achievements | Specialised talent, which needs a nomination |
| You earn AED 15,000 to AED 30,000 a month | The Green Visa rather than the Golden Visa |
The last row is covered in our comparison of the Golden Visa and the Green Visa.
What Each Route Asks For
| Route | What you need | Main friction |
|---|---|---|
| Property | AED 2 million DLD-certified value | Valuation gaps and mortgage paperwork |
| Public investment | AED 2 million deposit, capital or share, or AED 250,000 in federal tax | Proving the capital is wholly yours |
| Entrepreneur | A project valued at AED 500,000, with approval | Getting the incubator or authority letter |
| Specialised talent | Recognised achievement and a nomination | The nomination itself |
| Students | Top academic results and a nomination | Meeting the grade cut-offs |
Where Nominations Come From
For the talent and entrepreneur routes, the file starts with a recommendation or endorsement from a UAE body, which depends on your field. Guides list bodies such as ministries and councils, business incubators, the Dubai Future Authority, the Ministry of Community Empowerment, sports authorities, KHDA, Awqaf, Creators HQ and universities. The nomination is merit-based and issued only by these authorities, so no consultancy abroad can sell one for a fee. Plan for it to take longer than the visa application itself.
Do You Need to Be in the UAE?
- Property route through the DLD: the applicant must be inside the UAE at submission, according to the DLD service.
- Other routes: you can usually start online from abroad, but the medical test and Emirates ID biometrics need you in the UAE.
- Applying from abroad generally takes longer, because of attestations and travel for the medical test.
Once the visa is issued there is no minimum stay, as covered in our guide to whether you can lose a Golden Visa by staying abroad, and our guide to Golden Visa documents and processing time lists what each route needs.
What Applicants Get Wrong
- Assuming a job offer is required and dropping a route that does not need one.
- Applying under the salary route while self-employed. That route needs an employment contract.
- Assuming a nomination can be bought. Nominations come from UAE authorities and are merit-based.
- Choosing a route on your headline profile rather than the one your evidence supports.
Pick the Route Your Evidence Supports
Most people who think they need a job offer need a different route. Match your assets or achievements to the route, and get the documents in order before you file. Rules change, so treat this as general information. Takween Advisory assesses your profile through our UAE Golden Visa services. Book a free consultation to find the route that fits.
