Most Golden Visa rejections trace back to evidence, not eligibility: a salary that is not basic pay, a valuation below AED 2 million, an unattested degree, a missing nomination, or figures that do not match across documents. Because the visa is judged on documents, an applicant who clearly qualifies can still be refused. This guide groups the causes by route and ends with a checklist.

Choosing the Wrong Category

Applying under the route that fits your headline profile, rather than the one your evidence supports, is a common cause. A well-paid freelancer applying under the salary route is the classic case, since that route needs an employment contract.

Skilled Professional Route

  • The salary is not basic pay. The AED 30,000 test applies to basic salary, so allowances, bonuses and commission do not count. Our salary requirement guide covers this.
  • Documents that disagree. The contract, the salary certificate, the bank statements and the MoHRE record all have to show the same figure.
  • The wrong MoHRE job level. A senior-sounding title does not help if the occupation code is not one of the qualifying levels.
  • A degree that is not attested, or that lacks a Ministry of Education equivalency certificate where several guides say it is needed.

Property Route

  • A DLD valuation below AED 2 million, even where the purchase price looked higher, for example once fees and taxes are excluded.
  • A missing or expired bank no-objection certificate on a mortgaged property.
  • Inconsistent figures between the sales agreement, the valuation and the title deed.
  • A leasehold rather than freehold title.

Investor and Entrepreneur Routes

  • Proof of funds that does not show the capital is wholly yours, or that it is a loan.
  • Financial statements that are uncertified, or audit reports more than a year old.
  • No approval letter from the incubator or competent authority.

Talent and Student Routes

  • A missing nomination or endorsement. These come only from UAE authorities and cannot be bought.
  • Thin evidence of awards, recognition or published work.

Problems on Every Route

  • Pending fines, overstays or an unresolved immigration issue.
  • Health insurance that is missing or too weak for the applicant or dependants.
  • A failed medical fitness test.
  • A criminal record flagged by security checks.

Not every problem is a refusal. Many files stall while the authority asks for a missing document, a nomination or a corrected letter. A refusal usually follows a threshold that was not met on the evidence submitted.   • Consider a different route if the evidence fits another category better.
